Hello James,

The parking permit is included — one resident's permit, renewable with the council.

The landlord has agreed a six-month break clause on this flat before, so it is worth putting to him. I'd rather not promise it before I've asked, but I'll ask today.

Winning instructions

Chases the valuation that went quiet. Assembles the comparables pack before the appointment. Runs the follow-up until the instruction is won or lost. Works the old valuations and past applicants nobody has time to go back to.

The valuation that went quiet
Drafts each chase on a dated cadence and keeps going until you win it or record it as lost. It tells you which ones have stopped replying rather than leaving them to fade.
The comparables pack
Assembled before the appointment: what has sold nearby, what is listed against it, what the vendor paid. The figures are shown with their source. It does not put a price on the property - that is the valuer's job, and the reason the pack exists.
Old valuations and past applicants
The records nobody has time to reopen. Drafts a reason to make contact again, one at a time, at a pace that does not read as a mailshot.
The follow-up after the appointment
Written the same evening, in the negotiator's own words, while the appointment is still worth referring to.

Marketing the property

Answers every buyer and applicant enquiry. Books viewings against the real diary. Chases the feedback. Writes the weekly vendor update.

Portal and direct enquiries arrive by email and are answered in full - all the questions asked, not the first one. Where a fact is not on the file, the draft says it will be checked rather than inventing it.

Slots offered from your actual calendar, so a confirmed viewing does not collide with the one before it.
Feedback chased
Asked once after the viewing, asked again if it does not come, and passed to the vendor in a form they can read without translation.

Viewings held, feedback received, offers, and what happens next. Written on the same day each week, whether or not the news is good.

Agreeing the sale

Acknowledges the offer. Prepares the position summary before your negotiator rings the vendor. Never accepts, rejects or advises.

The acknowledgement
The buyer is told their offer has arrived and when they will hear, within minutes, on a Saturday. It commits to nothing on the vendor's behalf.
The position summary
One page before the call: the offer, the gap to asking, the chain and funding position as far as it is known, what the buyer has enquired on before, and what is still unverified. Facts with sources, so your negotiator argues from the file.
What it will not do
It does not accept, reject, counter or recommend a number. Offers are a conversation between your negotiator and the vendor, and the product has no view.

Getting to completion

Chases solicitors and surveyors on a dated cadence. Updates both parties weekly. Flags a sale that has stopped moving, and where.

Changed bank details, a domain that differs by two characters, a request that does not fit the file. Held, with the discrepancy named, and no reply drafted.

Everything outstanding chased from whoever owes it, with the list of what is still missing kept current without anyone maintaining it.

Raised early enough to be a conversation rather than a scramble, with the dates on the tenancy in front of you.
Maintenance triage
Sorted by what is urgent and what is a nuisance, routed to the contractor you already use, and logged against the property. A tenant's legal position is never answered - it is handed to a person with the tenancy in front of them.

Compliance

Every statutory date it has been given, warned at thirty days, fourteen and seven, escalated to you, with the letter that fixes it already written.

Thirty days, fourteen, seven. Anything still unresolved arrives on the principal's screen before it lapses, not in a monthly report afterwards.

A warning with nothing attached to it is another task. Each date arrives with the correspondence that resolves it drafted and waiting for approval.
Where the law sets no date
Nothing is shown. An invented interval that looks plausible is worse than an empty field, and regulators have said so.

The record

Your CRM kept current without anyone typing into it. Every draft, edit, approval and send logged, with who and when, and exportable.

Nobody types into the CRM
The correspondence is the source, so the record follows the work instead of depending on somebody remembering to log it.
Actor and timestamp on every line
Drafted, edited, approved, sent - and by whom. Including the drafts that were changed before going out, and what was changed.
Every refusal, on the file
Each point the product declined to answer, with the reason. The thing it would not say is also the thing you can prove it never said.
